Efficient housing creation in the backyard: modular housing in Berlin

In the rear courtyards of Uhlandstrasse in Berlin Charlottenburg/Wilmersdorf, new rental flats were built in two six-storey buildings, realised with modern room modules. Planned by architects Johannes Kaufmann und Partner, the modules were completely prefabricated in the production hall in Kalwang.

Each module was delivered from the factory with a fully equipped bathroom, a fitted kitchen, underfloor heating and finished surfaces such as parquet flooring and coatings on the walls and ceilings. On site, the work was limited to connecting the supply lines and the door area between the modules.

The modules were lifted by crane over the existing buildings into the narrow rear courtyards and precisely installed despite the limited space available. Thanks to the modular construction method, the project was completed quickly, quietly and with minimal impact on the neighbourhood. The buildings fulfil the KfW 40 NH standard and were awarded DGNB silver certification.
